Rents up for the third month in a row
Rental growth: Rentals across England rose for the third consecutive month in March 2025, with year-on-year growth at 4.6%. Average rent reached £1,213, up from £1,160 in March 2024, meaning renters are paying £636 more annually.
Regional trends: The South East saw the highest annual growth at over 6%, followed by the West Midlands and North West at 5%. The East Midlands recorded the slowest increase, under 3%.
Monthly changes: Average rents rose slightly by 0.33% between February and March 2025. Greater London led monthly growth with a 1% increase, while the East Midlands saw a 3% drop.
Void periods: Voids increased slightly to an average of 21 days in March, with mixed regional trends. Greater London, the North West, and South West saw shorter voids, while the South East and West Midlands experienced increases.
